Property sales were very active for the month of February, this year, with 36 sales at an average sales price of $564,000 . This is quite a jump over the average sale price in February 2009 which was $479,000 . 

With a relative shortage of listings for sale in the Bronte area, now is an excellent time to sell.

Oakville's oldest community, Old Oakville was the first area to be settled due to it's natural harbour at the mouth of Sixteen Mile Creek.

Today, Old Oakville encompasses the Old Oakville Heritage Conservation District, consisting of 162 residences that were built in the 19th century.
Using river and lake stone for the foundations, many of these homes have since been recognized with plaques near their entrances. The plaques indicate the original owner (and often the original owner's occupation) and the year in which the house was built.

Residents and tourists alike enjoy taking a stroll through the streets of Old Oakville to view these unique and beautiful heritage homes.

Old Oakville is also known as the Old Oakville Downtown Residential Area.
Oakville's main downtown core can be found here with many  theatres, excellent shopping and dining facilities, marinas and parks.
The Oakville Trafalgar Memorial Hospital is also found within the boundaries of Old Oakville.

Homes in Old Oakville are selling much quicker this year than in 2009 with an average time on the market of 46 days in the month of February 2010. It took an average of 59 days for a home to sell in February 2009.

With a relative shortage of listings for sale in the Old Oakville area, now is an excellent time to sell.

Property sales were very active for the month of February, this year, with 31 sales at an average sales price of $534,255 . This is quite a jump over the average sale price in February 2009 which was $305.050 . 

Homes in Glen Abbey are selling much quicker this year than in 2009 with an average time on the market of only 11 days in the month of February 2010. It took an average of 48 days for a home to sell in February 2009.

With a relative shortage of listings for sale in the Glen Abbey area, now is an excellent time to sell.

Homes in River Oaks are selling much quicker this year than in 2009 with an average time on the market of only 18 days in the month of February 2010. It took an average of 32 days for a home to sell in February 2009.

With a relative shortage of listings for sale in the River Oaks area, now is an excellent time to sell.

Oakville Real Estate Market Report for 2009 Compared to 2008.

Real estate sales in Oakville, Ontario have steadily increased in 2009 when compared to the same months in 2008.

Oakville property sales started very low with 71% fewer sales in January 2009 than in January 2008.
The market picked up a bit as spring approached, however still showed a negative percentage difference from 2008 sales until May of 2009 when the number of sales reached 7.9 % higher than in 2008.
This was a reflection of growing consumer confidence coupled with low interest rates and relatively low home prices as compared to 2008.

As the year progressed, property prices only rose by a total of 3% over 2008.

The low prices held while interest rates reached the lowest they had been in over 40 years by the middle of 2009.

This drove the number of sales up and many buyers who had been previously waiting to purchase, decided to buy in 2009 before home prices began to rise much further.
We are presently in a Seller's market with a shortage of listings in Oakville over previous years. Numerous properties were getting multiple offers in the latter part of 2009.Oakville Real Estate Sales in 2009 Compared to 2008

The highest increase in sales was seen in the $450,000 - $599,999 range. In December 2008 there were only 8 sales in the $500,000 - $599,999 range while December 2009 showed 42 sales in this price range.

In December 2008 there were only 4 sales in the $450,000 - $499,999 range which increased significantly in December 2009 to 31 sales.

The highest increase in sales was seen in the $450,000 - $599,999 range. In December 2008 there were only 8 sales in the $500,000 - $599,999 range while December 2009 showed 42 sales in this price range.

In December 2008 there were only 4 sales in the $450,000 - $499,999 range which increased significantly in December 2009 to 31 sales.
